43 High Street, Taunton,TA1 3PN t: 01823 284455  f :01823 351077 e: info@castlemoat.co.uk HEALTH & SAFETY ANNUAL GAS SAFETY CERTIFICATE As a Landlord you have a duty to ensure: All gas fittings, appliances, pipe work and flues are safely maintained. All installation, maintenance and safety checks are carried out by a Gas Safe registered installer. An annual safety check is carried out by a Gas Safe registered installer, with a record being kept for two years. Following a safety check a copy of the record must be issued to the tenant within 28 days of completion, or upon commencement of a new tenancy. Failure to maintain appliances gives the tenant the right to contact the Health & Safety Executive Office. At castle moat at taunton limited we take Gas Safety very seriously. In the event of a warning notice being issued to an appliance, we will take immediate steps to have the fault rectified. We will of course always try to contact the landlord and where possible provide a quotation from the engineers, but once a notice has been issued the appliance cannot be reconnected until the work has been done. Any tenant using that appliance will be breaking the law. If the landlord provides us with a Gas Safe registered engineer we will do our best to use them first. ELECTRICAL SAFETY We also advise that the fixed wiring be periodically tested: To ensure safety. Help prevent fire and heat damage. To check for damage or deterioration. The cost of this service is available upon request. We can also provide a portable appliance test (PAT) at castle moat at taunton limited, which can help to extend the working life of appliances such as cookers or fridges. This test not only maintains safety but also helps to improve the efficiency of the equipment. FIRE SAFETY The 2004 Housing act requires the landlord to do several things about fire safety: There has to be an adequate means of escape. Depending on the size of the property, there may have to be smoke alarms and fire extinguishing equipment. If the property is a considered to be a House in Multiple Occupation (HMO) by your council which is subject to licensing, landlords must also comply with license conditions in relation to fire safety. Make sure any furniture and furnishings provided meets the fire resistance regulations. As well the expert advice from castle moat at taunton limited, your council's Environmental Health Officer will be able to give you more details about a your obligations as a landlord. home | property search | letting services | health & safety | maintenance | additional services | contact | yeovil | sitemap 43 High Street, Taunton, TA1 3PN  t: 01823 284455  f : 01823 351077   e: info@castlemoat.co.uk Website by Discover Websites
