HEALTH & SAFETY ANNUAL GAS SAFETY CERTIFICATE As a Landlord you have a duty to ensure: All gas fittings, appliances, pipe work and flues are safely maintained. All installation, maintenance and safety checks are carried out by a Gas Safe registered installer. An annual safety check is carried out by a Gas Safe registered installer, with a record being kept for two years. Following a safety check a copy of the record must be issued to the tenant within 28 days of completion, or upon commencement of a new tenancy.
