Full Letting
We offer free rental valuations, recommend types of tenancy, whether to let furnished or unfurnished, and offer legal matters relating to the letting of your property.
We will market your property without charge, introduce suitable tenants, show prospective tenants your property, and undertake a thorough check of all references both financial and personal.
We draw up the legal Assured Shorthold Tenancy Agreements which can be tailored to suit your individual needs and satisfy current legislation, in particular the protection of the Landlords right to repossession.
An inventory and schedule of condition is prepared in all cases, listing all furniture and effects together with their condition and that of the decorations, fittings etc, and is included in our initial fees.
All tenants are required to pay a deposit prior to the commencement of each tenancy, amounting to a sum in excess of the rent, which will be held by this agency during the tenancy. Only when the property has been checked by ourselves and any deductions that we feel necessary have been made, will the deposit be returned.
Rent is payable monthly in advance, with a monthly credit transfer to the landlord, bank or building society account.
All clients have an individual detailed computerised ledger account and receive a detailed statement every month showing all rent received, property out goings paid and balances credited to their bank account. All accounts are subject to annual audit by chartered accountants.
We will pay, from the clients account where requested and if applicable, property out goings such as insurance premiums, and repairs.
We will deal with all day to day problems and queries raised by tenants building societies, banks, solicitors, statutory bodies’
etc.
We will deal with minor repairs including placing orders, checking work and payment of accounts. Larger maintenance and repairs would be subject to conformation by the landlord, as would re-decoration.
We inspect the property at appropriate intervals during the tenancy, advising on maintenance matters, then we check the property at the end of the tenancy to ensure that the tenants obligations have been fulfilled.
We can arrange insurance to cover legal protection for landlords of Assured Shorthold Tenancies.
Special arrangements for income tax apply to overseas landlords and Inland Revenue literature can be provided on request.
